1. Carry out the tasks to ensure that the department and subsidiary companies’s activities are complied with process and timeline: Exploitation Process, Sales, Property handover, Transfering Property to Subsididary companies ...
a. Prepare & adjust department’s terms as requirements from Managers.
b. Monitor, comply & support co-workers according to process & timeline
c. Archive the documents as the approval processes.
2. Prepare presentation documents, proposals to BOM, BOD, JV,…as requirements from Managers.
3. Prepare and update reports about Business Plan, Action Plan, Sales, Lease & Operation at department and relevant subsididary companies.
4. Support Manager in conducting marketing & exploitation, sales, property management. Coordinate to organize and take part in relevant events insite and outside.
5. Contact subsidiary companies and make reports about:
a. Suggest ideas about Planning, Design, Construction ...
b. Coordinate to handle and submit to BOM, BOD,…about: Property Management, adjust, discount, contract extendsion, handle complaining from customers,…
c. Coordinate with relevant departments and Divisions to solve the problems from customers that affecting to Group’s project.
d. Collaborate with the property management company to ensure the progress of rent collection, rent recovery and overdue debt, if any.
6. Collect information about size, area and selling price; Prepare, complete, submitt and archive the Proposal, Transfering Property to subsididary companies constracts. Contact with accounting companies concerned to ensure the completion of procedures for payment and handover of real estate under the contract.
7. Contact to arrange the meeting with the participation of the BOD following the COA
8. Make meeting report, tranlate (English – VN), summit, archive
9. Contact with departments and subsidiary companies to collect information about: legal, design, construction, drawings, rules of residential ... for the exploitation.
10. Prepare and complete the contract form, update the information and terms of trade (leasing contracts, transfering contract, business cooperation, consultant contract, real estate broker ), the minutes and relevant appendices. Signing and filing;
11. Import the contract information into the system and monitor the implementation, payment, completion and liquidation of the contract
12. Contact with relevant departments (Legal, Design, PMU & Construction, Aftermarket, Owner ...) to organize the real estate handover (land & buildings) to customers and hand over to Property Management Company. Prepare, sign and archive related records.
13. Provide customers the documents, licenses within company’s responsibility at Group’s projects.
14. Submit customer document that requires the approval from departments about construction and improvement the premises for leasing: construction licenses, approval of general premises, advertising signs, fire prevetation, open store entrance,…
15. Care and handle investment customers; Improve service quality to increase customer satisfaction, while maintaining and improving the rate of real estate exploitation;
16. Report periodically as the request from the higher levels.
