Indochina Kajima Development (UK) Company (“IKDC”) is a recently established joint venture development company between Indochina Capital and Kajima Corporation. Indochina Capital has been operating in Vietnam for over 20 years and has implemented 11 projects nationwide with a total project value of $1 billion including development such as The Nam Hai, Hyatt Regency Da Nang, Six Senses Con Dao and Indochina Plaza Hanoi. Kajima Corporation is an over 170 year old Japanese construction company with an active overseas development division with offices in the US, Europe, Australia, and Asia. Kajima Corporation has a total market cap of $7.5 billion. IKDC has been incorporated and mandated to be a long term and sustainable development company focused on accommodation based product (apartment, villas, hotel and serviced apartments) in Vietnam’s core urban locations (Hanoi, Ho Chi Minh, and Da Nang). At present, the company targets to commence construction on 4 projects in 2017 and 3 projects each year thereafter across the country. The current investment plan is to develop $1 billion in new projects over the next 10 years. IKDC currently has offices in Hanoi and Ho Chi Minh. Job Summary
To Manage commercial and QS activities. Preparing tenders, tender documents, contracts, negotiating price and scope, monitoring contracts, guiding the QS activities such as preparation of project cost estimates, cost plan and pre-tender estimates, creating and managing the master budget control, cooperate with design team to develop and manage Possible VE list, collect possible tenderers and guide pre-qualification process, review and process progress requests for payment, ensure that works are properly coordinated and carried out following contractual obligations and owners’ instructions, prepare weekly, monthly and other reports as required.
Key Responsibilities
- Preparing tenders, tender documents, contracts, holding contractor and supplier interviews, preparing tender assessment reports at the various stages of tendering, negotiating price and scope, making recommendations on contracting;
- Monitoring contracts;
- Guiding the QS activities such as preparation of project cost estimates, cost plan and pre-tender estimates;
- Cooperate with design team to develop and manage Possible VE list;
- Collect possible tenderers list, acquire contractor/consultant capability and performance information, guide pre-qualification process, and prepare recommendation reports;
- Review and process progress requests for payment, ensure that works are properly coordinated and carried out following contractual obligations and owners’ instructions;
- Prepare weekly, monthly and other reports as required;
- Review contract terms presented by Consultants and contractors and negotiate our position to advantage or fairness;
- Coordinate with PM, PD to make certain that the terms, conditions and deliverables properly address the needs of the project and are properly and adequately conveyed and agreed in the contract;
- Advise and assist in resolution of contractual disputes;
- Make certain changes in legislation are implemented as required on the projects;
- Insure project cost controls are properly monitored and actions are timely;
- Monitor and report on market costs (e.g., concrete, rebar, glass, aluminum, etc.);
- Monitor the fulfillment of insurance requirements by both the company and the contractor - reconcile coverage to make certain coverage is complete;
- Liaise with internal legal on all legal matters;
- Monitor budget vs cost and report on same;
- Prepare weekly, Monthly and Quarterly reports.
